Miami Beach

Miami Beach covers three very different technology environments: waterfront estates on the islands, oceanfront and bayfront condo towers, and historic Art Deco properties in South Beach. Interseckt has worked in all three for more than 25 years, and we know what the building department expects, what the historic preservation board reviews, and what salt air does to equipment that was not built for it.

La Gorce, North Bay Road, and the islands

The waterfront single-family estates on North Bay Road, La Gorce Island, the Sunset Islands, Star Island, Palm Island, and Hibiscus Island are our full-service territory. These are homes with private docks, guest houses, pool pavilions, tennis courts, and mature landscape. The full-property scope calls for automation across multiple buildings, marine-rated outdoor audio, coastal-rated cameras, dock lighting and audio, and a network that reaches from the front gate to the end of the dock. Our design assumption on any island home is that everything outside the envelope will see salt and moisture, and we spec accordingly.

Historic District and Art Deco preservation

The Miami Beach Historic Preservation Board reviews alterations to properties in the Art Deco District and other historic overlays. That review takes visible exterior changes seriously. On our end we design low-voltage systems that respect what the board is looking for: concealed cameras where possible, exterior lighting that stays true to the period, and discreet mounting for outdoor equipment. We have done this work and we know the review process.

Oceanfront and bayfront condos

The condo inventory on the Beach is deep and varied: Setai, Continuum, Portofino, Apogee, Il Villaggio, One Ocean, W South Beach Residences, Fisher Island buildings, Bal Harbour towers, St. Regis Bal Harbour, and older Collins Avenue stock. Each building has its own HOA rules, engineering department, and process for approving low-voltage work. We coordinate with the building on your behalf so approvals happen and installations proceed.

Fisher Island

Fisher Island is a Village and access is by ferry only. That changes the logistics of every installation. We plan Fisher Island projects to minimize the number of ferry trips, we pre-stage equipment carefully, and we coordinate with the Fisher Island Club and building management for delivery access. If your unit is on Fisher Island we already know the routine.

Hurricane season on the Beach

Every Beach property is a coastal property. We build in whole-house or whole-unit surge protection, coastal-rated outdoor cameras, standby power tied into the automation on estates, and remote monitoring the owner can use from wherever they evacuate to. After a storm we can walk you through what happened at the property before you come back.

Rooftop terraces and pool decks

Many Beach condos and estates have significant rooftop and pool-deck entertainment areas. That calls for outdoor speakers that handle salt air, weatherproof televisions rated for direct sun, all-weather touch controls, and a network that reaches the roof. Our default for these environments is marine-rated Sonance, weatherproof Samsung Terrace or SunBrite displays, and enterprise access points in proper outdoor housings.
