Working within the Board of Architects
New construction and substantial renovation in Coral Gables go through the city's Board of Architects. That review cares about how a building presents from the street, what materials are used, and whether alterations respect the vocabulary of the original home. On our end that shapes what we can mount and where, how outdoor lighting is fixtured, where cameras can be placed, and which conduit paths are acceptable. We design the low-voltage systems for a Coral Gables project knowing those constraints are coming, because we have been through the review many times.
Old Cutler, Country Club, and Cocoplum
Homes along Old Cutler, in the Country Club section, in Cocoplum, and in Gables Estates are where our full-service work tends to be used. These are properties with multiple wings, guest quarters, boat docks, home theaters, cabanas, pool pavilions, tennis courts, and staff areas. Each of those spaces has different network, audio, video, and control needs. The wiring plan for a house like that has to be right the first time, because you are not going back to open walls once the plaster is on. Our practice is to be in the room during Basis of Design with the architect and general contractor, before the foundations are poured.
Historic homes: retrofit without damage
Coral Gables has one of the largest inventories of historically registered homes in South Florida. A 1926 stucco-and-tile home with a barrel roof and coral rock walls is a different integration problem than a 2024 new build. We have retrofitted whole-house automation, IP video, and structured cabling into historic homes without changing what the room reads like when you walk in. That takes surface-mount raceway in a few places, fiber runs where copper is impractical, and careful conversation with the general contractor about which walls are original and which are not.
Network design in thick-walled houses
Old Coral Gables homes are built out of coral rock, thick plaster over lath, and heavy stucco. Consumer WiFi mesh systems do not carry through those walls. We plan the network for a Coral Gables home the way we would for a small office: a proper Main and Intermediate Distribution Frame layout, dedicated cable runs, enterprise-grade access points placed for the specific floor plan, and network segmentation (VLAN) to separate the automation network from guest and staff traffic. That is what makes a modern smart home actually work in a 1925 house.

We build in whole-house surge protection, standby power tied into the automation system, coastal-rated outdoor cameras, and remote monitoring so an owner can check the property from wherever they evacuate to.
