Coconut Grove has two distinct kinds of technology project: the waterfront single-family estate, and the new luxury tower along Bayshore Drive. Interseckt has done substantial work in both. Our Coral Gables office is minutes from the Grove, and we have been working here for more than 25 years.
The Grove waterfront runs from Silver Bluff down through South Bayshore and Cocoplum. These are homes with private docks, boat lifts, seawalls, cabanas, pool pavilions, and mature landscape. That footprint calls for outdoor audio, dock lighting, marine WiFi that reaches the boat, weatherproof cameras with clear sightlines to the water, and automation that ties the pool, the shades, the outdoor speakers, and the security cameras into a single system the owner can run from a phone. Salt air and humidity destroy consumer-grade outdoor gear on a two to three year cycle. We use marine-rated speakers, sealed enclosures for outdoor rack equipment, and cameras rated for coastal environments.
Coconut Grove has a protected tree canopy and the city takes tree removal and root disturbance seriously. That affects where outdoor cameras can be pole-mounted, where landscape lighting transformers can go, and where outdoor speaker runs can be trenched. On a Grove project we walk the property with the landscape architect early, so the technology plan works with the existing tree protection zones rather than against them.
The Grove now has a serious inventory of luxury towers: Grove at Grand Bay, Park Grove, One Park Grove, Fair Isle, Grovenor House, and the Ritz-Carlton Residences. Condo integration is a different problem than a single-family home. There are HOA rules on wall penetrations, restrictions on rack placement, chase and shaft limits, and coordination with the building engineer. We know the process for the buildings we have worked in, and we can move through condo approvals without wasted trips.
The older Grove has a rich stock of Bahamian-style bungalows and mid-century modern homes on smaller lots. Owners of these homes typically want the modern experience of automation, streaming video, whole-house audio, and cameras, without visibly changing the character of the house. That is retrofit work with careful attention to how equipment is concealed. We have done this many times.
For owners who use the water we do dock AV, in-slip charging integration, marine-rated speakers along the dock, and outdoor WiFi extended out over the boat lift so a phone or tablet works reliably at the boat. Cameras positioned to cover the seawall and dock deter theft and give the owner clear visibility when they are away.
